Why we exist

Most American deals sold to investors abroad report through a quarterly PDF — you send the money and wait 18 months to find out whether the foundation was ever poured. Here: physical and financial progress at every measurement, a site record every week there is work, a camera on the lot.

Where the money sits

Your money never passes through an account of ours or the builder's. It goes from your account in your country to the account of the company that is yours, in the United States, and the build is paid from there. You sign, you follow it, you own it.

What we do not do

We do not advertise returns. Not here, not on social media.

We do not give legal advice. We coordinate; the one who signs is a licensed professional.

We do not touch your money. It goes straight to the account of the company that owns the build.

We do not hide delay or cost overrun. The portal shows the deviation the day it appears.

We do not take a supplier commission without telling you.

How we are paid

We are paid in two places, and both are written into your contract before you sign.

BEFORE PROFIT

The management fee is a cost of the build — it comes before profit

AFTER PROFIT

Your capital back

Your preferred return

What is left

What is left is split

Construction management fee — 10% of direct construction cost.
A line of its own in the budget, named, next to the others — not diluted into the price of the build. Paid along with the bank's draws, never all at once at the start: money pulled out early slows the build.
Share of the profit — 30% of what is left.
It exists only after you get back all the capital you put in and the preferred return on it. No profit, no share. What pays us is what pays you.
What we do not charge.
No acquisition fee. No margin on supplier prices — what the supplier charges is what enters your budget. A referral commission, if there is one, appears in your contract.
One cost number, for everyone.
The cost in your budget is the same one that goes to the bank and the same one in the contract. Our fee never goes inside it.
Where we are

Ponte Norte is structuring its first build. The portal, the follow-up and the tax centre already run on a demonstration build — that is how they will work when the first real build starts. We would rather say it than let you find out.
