How it works

6 steps, from first conversation to distribution.

A long low bridge crossing calm water at dawn
  1. Two coffee mugs on a wooden table by the window in late afternoon light01 QualificationQualificationOne-to-one conversation, an identity and source-of-funds check (KYC), non-US person certification and evidence of the source of funds. Without this there is no step 02.
  2. Blank unlabelled file folders held together by a metal clip02 The company is yoursThe company is yoursThe attorney opens the US company in the investor’s name; we coordinate and follow it through. They are the owner and the one who signs. If they wish, they authorise a representative for day-to-day matters. One company per property.
  3. A phone lying face down beside a mug on a wooden table03 FXFXExchange contract with the declared purpose, Brazil’s tax on financial transactions (IOF) and traceability. The money leaves his account in Brazil and enters the account of his company in the US. It does not pass through us.
  4. A fountain pen resting on a ream of blank paper04 CreditCreditWhen there is financing, the bank reviews and decides: it lends to the investor's company and underwrites the project on the builder's track record. We prepare the file and follow the review. Draws are released against measured progress, after the work is done. Construction credit almost always requires a personal guarantee from someone — who signs it is decided per deal and put in writing before you commit, never after.
  5. A galvanised hurricane tie bolted to the timber framing of a house05 BuildBuildLand, permits, construction, inspections, certificate of occupancy. Physical and financial progress in the portal, a site record from the same angle every week there is work on the lot, and a camera on site — the latest still always available, live streaming when the site connection allows.
  6. A ring of two brass keys on a pale stone countertop06 ExitExitSale of the property or transfer of the company, distribution and wind-up. Tax documents from both sides in the Tax Center.

Where the money sits

Your money never passes through an account of ours or the builder's. It goes from your account in your country to the account of the company that is yours, in the United States, and the build is paid from there. You sign, you follow it, you own it.

Who does what

What Ponte Norte does

Coordinates the structure, runs the build, measures, photographs and accounts for what it spent.

What depends on a third party

Company formation (attorney), bank account and credit (bank), taxes (licensed accountants in both countries).

What is yours

Signing, wiring the money from your own account, filing in your own country.
